PH Homes plans £60m Alderley Park resi

PH Homes has acquired 13 acres of land at Alderley Park in Cheshire for a proposed £60m housing development.

The sale represents the release of the first tranche of land for residential development by Bruntwood and Manchester Science Partnerships, which jointly own the 400-acre site.

The 74-home scheme forms part of the wider approved masterplan for the science park.

Plans for the former AstraZeneca site include 400,000 sq ft of new space for life sciences in addition to an existing 1.1m sq ft and up to 275 homes, a farm shop, gastro pub and hotel.

Cheadle-based developer PH Homes said it plans to build 74 “prestigious” family homes at the park. Architect Robert Adam has been appointed to design the scheme.

A total of 30 acres of land are due to be sold for housing. Further parcels of land are due to be brought to market towards the end of the year. JLL is advising Bruntwood and MSP.

“Alderley Park also has a particularly attractive sense of place. The landscaping and the quality of the gardens have been loving maintained since the 1950s. We understand the site well and are building a community that balances old and new, science and nature, work and play.”
