Primary Health Properties has started work on its first net zero facility in Eastergate, West Sussex.
The £6.7m building is the first in a £163m pipeline of direct development opportunities, and will also be one of the first net zero healthcare buildings in the UK.
The rating for the £6.7m building will be achieved by measuring, minimising and offsetting embodied carbon from materials used during construction as well as enabling occupiers to operate the building with minimal emissions.
The building is also expected to achieve BREEAM Excellent standards and an EPC rating of A.
The development is prelet to a GP surgery and a local pharmacy for a 25-year term, and will increase PHP’s portfolio to a total of 523 assets, of which 20 are in Ireland. PHP’s contracted rent roll is currently more than £141m.
Work is expected to commence imminently with practical completion expected in Q2 2023.
Chief executive Harry Hyman said: “This development is the first in our strong pipeline of £163m of direct development opportunities providing short-cycle and de-risked development activity, adding high-quality assets to the portfolio and capturing attractive development margins.”
He added: “Starting work on our first net zero carbon direct development is a significant achievement and demonstrates our strategic commitment to transitioning all our operational, development and asset management activities to net zero carbon by 2030 and to help our occupiers achieve net zero carbon by 2040 as set out in our recently announced NZC Framework.”
