Entrepreneur Martin Ainscough’s Ainscough Strategic Land has secured planning approval for a £40m residential development within the Cheshire green belt.
Cheshire West and Chester council has given the green light to the company’s proposals to redevelop a former Nestlé factory in the village of Cuddington.
The approved plans feature 156 family homes, including 46 affordable houses. The factory site has been vacant since 2007, when Nestlé transferred its operations to mainland Europe.
The plans will also deliver a controlled junction with direct access into the site from the A49, permanent classrooms for the local primary school and public spaces.
ASL, which acquired the site from Nestlé in 2009, will now market the scheme to housebuilders.
ASL has also acquired three other sites totalling 40 acres: in Carlton village, North Yorkshire; Barwell, Leicestershire; and Grange-over-Sands, overlooking the Morecambe Bay estuary.
The company is expecting to bring each of the sites forward over the next 18 months.
Nigel McGurk, managing director of Ainscough Strategic Land, said: “Cuddington is a fantastic village. Its services, rural setting, Cheshire postcode and excellent commuter links to the region’s cities means that this is easily one of, if not the, best residential site in the North West.
“Regardless of what is happening in the housing market, a site like this is always a very attractive proposition. We have already received very significant interest from the full range of high quality developers.”
