Planning sought for Brooklands

Trafalgar Brookmount, the property company jointly owned by Trafalgar House Developments Holdings and Brookmount, have submitted three outline planning applications to redevelop the Brooklands site in Weybridge, Surrey.

The 260-acre former motor-racing track was bought from Oyster Lane Properties, a joint company between Vickers and GEC, for £39.2m, as we reported on October 26.

The planning applications lodged with Elmbridge District Council propose redevelopment of about 182 acres. The first is for a total of 1.536m sq ft of industrial and warehouse space, of which 530,000 sq ft is accounted for by existing buildings, on 117.84 acres. The existing buildings have been sold on to a fund, but the vendors are being coy about both the identity of the purchaser and the price.

The second phase would be about 150,000 sq ft of shopping on 27.24 acres on the southern part of the site. This will be an 85,000-sq ft superstore, a 45,000-sq ft DIY store, a 15,000-sq ft garden centre and a 4,300-sq ft restaurant. The final phase is planned as 415,500 sq ft of offices on 37 acres.

The whole project will cost £100m. Again no details of the financing are available, although it would seem likely that the money raised from the industrial sale would be used.

Further land is available but the developers do not intend to submit further plans until more discussions have been held with the council and those involved with a proposed Brooklands Museum. Work on the infrastructure to give a road to the site off the A245 (Parvis Road), providing a direct link to the A3/M25, will begin in July.
