Plans for 642-home Birmingham scheme set for approval

Lower Essex Street’s plans for a 642-home, mixed-use BTR scheme within Birmingham’s Gay Village, Southside, is set to be approved by Birmingham City Council in a planning meeting next week.

If plans proceed, Lower Essex Street’s scheme will provide 642 homes and 20,000 sq ft of commercial space, which has been allocated to local charity Birmingham LGBT at a 50% discounted market rental rate for a period of 10 years. The proposal also includes 18 car park spaces, 660 cycle parking spaces, amenity park spaces and new pedestrian paths.

The development will provide one to three-bedroom houses, of which 5% will be provided at a discount to market value, 75% will be delivered as low-cost housing, and 25% will be delivered as first homes.

Currently, the 0.94ha site hosts several underutilised 20th century low-rises, commercial buildings and a vacant space being used as a car park.

The proposed development is located at the intersection of Lower Essex Street, Hurst Street, and Sherlock Street in three blocks ranging from eight to 27 storeys.

Earlier this year, a 113-home residential scheme proposed by London Development Group on Kent Street was denied by Birmingham City Council over the potential for conflict with a nearby LGBTQ+ nightclub, Nightingale Club.
