Plans in for £200m redevelopment of former Hilti HQ in Manchester

Cole Waterhouse has lodged proposals for the £200m redevelopment of the former Hilti HQ site, off Trafford Wharf Road in Stretford, Greater Manchester.

The developer wants to bring forward a mixed-use scheme, designed by Chapman Taylor, on the 2.2-acre brownfield site. It would comprise 438 built-to-rent flats, 419 student bedrooms and a 24,057 sq ft higher education facility with teaching space, offices, student amenities and a café.

The development land sits within Trafford Council’s Wharfside regeneration zone, which aims to transform the area, delivering up to 5,000 homes and a new stadium for Manchester United. 

Cole Waterhouse bought the site from Hilti in April, with the planning application being submitted jointly with Hilti. If successful, it would see Hilti conclude its involvement in the scheme.

Simon Gallanders, managing director of the residential division at Cole Waterhouse, said: “This project would help to transform this brownfield site into a thriving new community. It would deliver hundreds of new homes helping to address the need for more affordable properties in Trafford.

“In addition, there has been growth in Manchester’s student population in recent years with estimates of a shortfall of up to 4,000 student beds. Trafford Wharf is well located with transport links to the education campuses in Salford and Manchester. It is the perfect location to provide student accommodation to help meet that need and we believe our plans will make a contribution to the continued regeneration of the wider area.”

Paul Butler Associates is acting as planning consultant for the scheme.
