Connell Property Partnership and Shea Investment have submitted a planning application to deliver 469 homes at Orchard Street in Salford, Greater Manchester.
Plans propose the demolition of existing structures and seek outline consent for residential development, public open space and infrastructure.
The 20-acre site close to Pendleton town centre is divided into two sections on either side of Holland Street. It is owned by Connell Brothers and J O’Shea and Sons, which have acquired various chunks of land since the early 2000s. It is currently being used for a mix of storage and recycling.
The former industrial district has shifted to deliver more residential, with a small number of commercial units, including a nursery, community recovery unit and a gym. The neighbourhood recently saw 429 homes delivered in Charlestown Riverside and 500 more approved for Castle Irwell.
Avison Young advised on the planning application. Plans can be viewed at Salford City Council’s planning application portal reference 19/73108/OUT. A planning decision is expected in May 2019.
