Gary Neville’s Relentless Developments is set to expand its £400m St Michael’s scheme in Manchester city centre.
St Michael’s is being delivered in two phases. No.1 St Michael’s, which is a joint venture between Relentless and investor KKR, is due to complete later this year. It will provide nine floors of grade-A offices and a rooftop restaurant by Chotto Matte.
Pinsent Masons and Hill Dickinson have already agreed prelets at No.1 St Michael’s, setting a new headline rent for Manchester city offices.
Construction of No.2 St Michael’s, which is a joint venture between Relentless and developer Salboy, started this summer, with Domis appointed as contractor.
Initial proposals for the second phase of development comprised a 41-storey tower featuring flats, offices and hotel. However, the partners have now submitted updated plans seeking to add another two storeys to the building, increasing the number of homes to 229 from 213.
Plans for a five-star hotel with 162 bedrooms across 10 floors, which will be operated under the Marriott Group’s W Hotel brand, remain unchanged.
No.2 St Michael’s, on the site of the former Manchester City Police headquarters, has been designed by Skidmore, Owings & Merrill and Hodder & Partners. It is expected to complete in 2027. Zerum has been appointed as planning consultant.
