Linea Properties – a joint venture between HDG and The Estate Office Shoreditch – have submitted plans to the London Borough of Hackney to bring forward the regeneration of the Shoreditch Works site, EC2.
The jv plans to turn the 3.5-acre Shoreditch Works site into London’s premier “regenerative business hub”, an initiative that aims deliver “net-positive” development, self-reinforcing social, economic, cultural and sustainability benefits.
Situated at the intersection of the Shoreditch tech cluster, London’s Fashion District and first Creative Enterprise Zone and the City of London, the developers believe that Shoreditch Works represents a “once-in-a- generation moment to transform an underutilised site into a destination that uniquely brings the commercial, the creative and the community together”.
The mixed-use development proposes 39,239 sq ft of new-build workspace, alongside 21,088 sq ft of modernised offices, an 8,500 sq ft events space, 78 homes and more than 90,000 sq ft of public realm.
Linea said: “This is a huge milestone for Shoreditch, Hackney and London. Our positioning for Shoreditch Works is ‘local roots, global impact’. And that is exactly what this project will deliver.
“It starts with an aspiration to harness the excess of creativity and innovation in the people and businesses of Hackney and provides a platform for that local talent to have a positive impact on the world.”
The scheme has been designed by Kohn Pedersen Fox with heritage specialist Richard Griffiths Architects. The project team also includes Montagu Evans, Gillespies and Kauffmans.
