Shelborn Asset Management has filed plans for an office development measuring more than 800,000 sq ft in Edinburgh, featuring the largest electric car charging hub in Europe.
Edinburgh Green, touted to become one of the city’s biggest workspace developments, will feature office space and 800 electric vehicle charging points, as well as a range of facilities, including a café/events space and new public park.
An initial 170 EV points will be installed, with a further 595 enabled for future use set within the existing site of Drummond House and the Younger Building in Edinburgh Park. All will be available to the public at evenings and weekends.
Oxford’s Energy Superhub is the largest EV charging hub in Europe at the moment, with around 450 points.
The developers are seeking to create a campus-style environment with a multi-purpose pavilion, surrounded by landscaped grounds and park with water features.
The scheme has capacity for more than 7,000 employees and is targeting net zero in operation by 2030.
Edinburgh Green is being brought forward by Shelborn, which purchased the site and existing buildings from the NatWest in 2021.
Proposals have now been submitted to Edinburgh City Council. If granted permission, works are expected to begin on site in summer 2023, opening in 2026.

“Edinburgh Green is seeking to respond directly to this, creating a new kind of workspace that optimises a well-connected brownfield site, complete with all the amenities and functionality demanded by both employer and employee alike.”
A recent report produced by Ryden and CBRE into the Edinburgh office market has found that there is a severe shortage of grade-A offices in the city with the sustainable credentials that fulfil occupier needs. This shortage is further highlighted with no new developments currently under construction and no new stock expected to be available before 2024.
