Plans refreshed for Manchester’s First Street co-living scheme

Downing Students has revised plans for its proposed co-living scheme on First Street in Manchester.

The original proposals included four co-living towers ranging between 10 and 45 storeys. The plans were approved in 2021, with construction on the first two phases starting in March last year and expected to complete in late 2024 or early 2025.

The developer has now proposed to refresh the scheme in response to “changing market demands”. The updated proposals lodged with the council seek to diversify the residential offer through the delivery of purpose-built student accommodation in place of the remaining co-living building.

Downing Students has also proposed to make improvements to the public realm that will be created as part of the wider plans.

Work on the third phase of development is expected to start following the completion of the first two phases.

Ian Harrison, projects director at Downing, said: “In light of the increase in the demand for PBSA in Manchester city centre, we hope that the development will not only contribute towards meeting this need, but also diversify the residential offer at First Street and help to solidify its status as one of the city’s most successful regeneration stories.”
