Plans revealed for 1.6m sq ft Lancashire logistics park

FI Real Estate Management is looking to build a 1.6m sq ft logistics park on land to the north-east of Junction 3 of the M65, near Blackburn, Lancashire.

The company has submitted a pre-planning application to Chorley Council to turn the near-100-acre site into a mixed-used scheme, comprising storage and distribution facilities, offices, retail space, restaurants, cafés, gym and nursery.

The project will be developed in two phases, starting with ground remodelling to allow creation of the development platforms, along with infrastructure works to allow new pedestrian and vehicular access. The second phase will see the development of employment space and amenities across three buildings, as well as landscaping and a car park.

The move follows the growing demand for industrial space in Lancashire, with investors eager for locations along the M65 corridor from Chorley to Blackburn. Frontier Park near Junction 6 of the M65 is considered a success story. The 1m sq ft development was brought forward by Monte Blackburn, the Issa brothers’ property vehicle, and is currently fully let.

Another site along the corridor at Junction 5, Walker Industrial Estate, has also secured full occupancy and was bought by an overseas investor, 4th Industrial, late last year.
