Plans submitted for 32-storey City tower

Hertshten Properties has submitted plans for a 32-storey office-led development at 85 Gracechurch Street, EC3.

Plans submitted to the City of London Corporation detail the partial demolition of the existing building to create a new tower with around 378,000 sq ft of office space, plus 6,000 sq ft of retail on the ground floor.

Documents drafted by DP9 also show a 10,000 sq ft public hall, a 9,600 sq ft heritage garden, and cultural space at the site, which is located adjacent to Leadenhall Market.

The heritage garden and cultural space, which will occupy the entirety of the fifth floor, will be delivered in partnership with the Museum of London to provide an opportunity for visitors to survey the Roman history of the site.

This will include a display of artefacts which have been excavated from the site of the Roman Forum but are currently stored in archives.

Parts of the original 1930s frontage will be restored as part of the redevelopment, which the planning officer described as “a catalyst for the reinvigoration of Leadenhall Market” which will provide an estimated increase in spending at the market “by between £5.9m and £19.7m per annum”.

The existing building was completed in 1935 but has undergone various alterations and extensions since the 1960s.

Hertshten Properties has consulted TfL, GLA, Historic England, Historic Royal Palaces and the City of London Police and has held pre-planning public consultations for the site on matters including proposed height, security and counter-terrorism plans and safeguarding of heritage assets.
