MIPIM UK: A positive relationship between landlord and tenant is key to business productivity, a panel debate at MIPIM UK was told.
Speaking at the session ‘More than a tenant – what does an occupier really want?’ Chris Carter Keall, head of asset management at Oxford Properties, said in the past communication between landlord and tenant have been weak and that this must be strengthened in future to ensure better productivity.
“One of the key drivers of business is the physical environment of the building,” said Keall. The business, physical and connected environments should be the areas of focus, he added.
The connected environment – how businesses connect both internally and externally – “will be the fastest changing environment and we will have to keep on top of it”, he said.
Chris Early, property manager at O2, said: “Relationships with property consultants are essential, and a model needs to be made that reflects that different businesses can collaborate internally and across boundaries.”
In order for this relationship to succeed, occupiers must first be clear about the outcomes of their business, he added.
“Businesses must understand what they need from a property, and their functions and outcomes must be clear,” agreed Stuart Kotchie, of Harmsen Tilney Shane.
