Poundland stores could bring in plenty of pennies at auction

Two Poundland stores with potential for residential redevelopment of the upper floors are among the lots in Savills’ residential sale on 19 June.

The high street stores in Erdington and Dudley in the West Midlands are being sold as a single lot with a guide price of £1.8m-plus. They produce a rent of £242,600 per annum.

The catalogue of 182 lots also includes an unmodernised four-floor town house with garden in Chiswick, W4, guided at £1.3m-plus.

A leasehold parking space in Battersea, SW11, is being offered with a guide price of £18,000-plus. More than 6,000 sq ft of land and three moorings in Chiswick, W4, will also go under the hammer at he London Marriott Hotel, W1, guided at £450,000-plus.

Auctioneer Chris Coleman-Smith said: “Our last auction achieved a success rate of more than 80%, and there are buyers out there. It is not as frothy as it was 18 months ago but there is a good market.

“It is a bit of a buyer’s market now, and you have to make a property attractive for the buyers. Sellers’ expectations are out of line with where the market is. Agents have over-valued to get the instruction.”
