Maples, MFI, Carpetright and Barker & Stonehouse have taken prelets on a total of 6,131sq m (68,000 sq ft) in the first phase of Asda St James’ St James Park, Harrogate, north Yorkshire. Rents have been agreed at £91.50 per sq m (£8.50 per sq ft).
In addition, there is planning consent for another 1,672 sq m (18,000sq ft) in phase one and this is under offer as a single unit to a furniture retailer, says Charles Hill of sole agent Hill Woolhouse. There is also agreement, subject to planning consent, for a 204.38 sq m (2,200sq ft) drive-through McDonalds.
Work on the scheme, which is located at the junction of Harrogate’s southern bypass and Wetherby Road, is due to start in May with completion scheduled for the end of the year. The site has open A1 non food, B1, B2, B8 and car showroom consent for 11.33ha (28 acres). No planning consents exist for the remaining 16.18ha (40 acres) at this stage.
