Progressive Living Developments has lodged plans to develop a 41-storey building on Gorton Street in Salford, Greater Manchester.
The scheme forms part of the wider 32-acre Greengate regeneration area strategy, which was launched in 2004 and revised in 2018.
The new development will sit on the half-an-acre site of the existing car park, located on the northern bank of the River Irwell, between the railway viaduct and the neighbouring GreenGate Manchester development.
A compact city centre hotel will be created on the lower floors of the building while the upper floors are expected to provide 568 affordable homes, featuring furnished bedrooms with kitchen and dining space within each flat.
In addition, the proposals include plans for a communal roof garden, a sky bar, gym, work space, games room and other leisure facilities.
The developer is also planning to bring the adjacent railway arches into community use, with ideas including a microbrewery, shops and cafés.
The proposals feature public realm work to Gorton Street and the area around the building to create a pedestrian link through the site to the riverside walkway at the rear of One Greengate, a 497-flat tower.
