ProLogis has beaten over 20 other bidders to be selected as the preferred developer for the 64-acre former Sideway colliery in Stoke-on-Trent, Staffordshire.
Advantage West Midlands (AWM) is understood to have chosen the US logistics specialist because it produced a particularly environment-friendly proposal.
ProLogis is expected to build a 500,000 sq ft distribution unit as well as other commercial space aimed at small and medium-sized enterprises.
Competitors Gazeley and Gladman are also thought to have expressed an interest in the site.
English Partnerships has reclaimed the site at a cost of £10m as part of its National Coalfields Programme.
