Prologis Park Luton given the nod

Prologis has been given the green light to begin development of its logistics and business park in Luton. The 17-acre site on Windmill Road will be developed in phases, with an initial focus on demolition, groundworks and rejuvenating the River Lea. New pedestrian and cycle paths will run alongside the river, allowing people access through the site from Osborne Road to Manor Road for the first time and enhancing the accessibility of Luton town centre for residents. Upon completion of these works, which is scheduled for May next year, the developer will bring forward a 165,000 sq ft building on land adjacent to Windmill Road. It will be constructed on a build-to-suit basis for businesses seeking a custom-designed distribution centre. The wider Prologis Park Luton masterplan, which secured outline planning permission in 2023, will feature seven further logistics facilities sized between 14,000 sq ft and 37,000 sq ft. Full planning applications will follow as the phased development of the scheme progresses. Paul Weston, regional head at Prologis UK, said: “We want to make Prologis Park Luton an economic asset for the town, bringing back businesses to the site and creating hundreds of new jobs. “This scheme can deliver for the local area, from modern commercial space supporting local businesses to our proposed green link that will transform an inaccessible site into an attractive place to walk and cycle alongside the river.” Image © Prologis
