Property management

Last month I made reference to the large number of property management systems currently available. At the risk of confusing readers further, another system is described below. If this makes system selection even more difficult may I suggest two alternative strategies. The first involves preparing a detailed specification of your requirements plus a careful identification of selection criteria. The second consists of buying the last system you see demonstrated — which by a strange quirk of human nature always appears to be the best system. The latter approach is, in my experience, widely used in practice!

Mannesmann Keinzle have appointed Roger Hudson as their senior consultant in charge of their KIPMAN integrated system of accounting and reporting software, developed specifically to meet the needs of property management companies. Existing clients include Humberts, J P Sturge, L S Vail and Haslemere Estates.

KIPMAN is described as a modular system based on three master records, one each for clients, properties and tenants. These contain all the details required for property management, such as the status of a client’s account or whether a particular tenant is owing rent. The system works in real time, so that these details are constantly up-to-date. Extensive inquiry and report-generation facilities are available and a diary facility is also provided.

KIPMAN also caters for registered rents, tenancy changes, rates increases, arrears listings, service charges, variable charges, cash posting, disbursements, clients’ payments and remitance advices. Further information from Jennifer Haddon-Cave, Mannesmann Information Systems Ltd (0753 33355).
