Commercial property total returns were 1.0% in October, according to the IPD UK Monthly Property Index.
Capital values increased by 0.5%, while income returns averaged 0.4%.
Office and industrial assets continued to outperform those in the retail sector, delivering returns of 1.2% each, against 0.7%.
Comparatively, equities returned 5.2% for the month and bonds -1.2% according to MSCI and JP Morgan.
Three month property returns now average 3.3%, while annual returns were 14.7% in the 12 months to October.
