Railtrack shunts attention to Birmingham Mailbox

Railtrack could be the first office occupier at Birmingham Mailbox following negotiations to take 5,574 sq m (60,000 sq ft).

Developer Mailbox, run by ex-Brindleyplace director Alan Chatham, is proposing a 140,000 sq ft (1.5m sq ft) redevelopment of the former Royal Mail sorting office.

Crosby Homes has already agreed to develop residential units at the waterfront site, which is close to Richardson Cordwell’s Regency Wharf leisure scheme at Gas Street Basin.

A spokesman for Railtrack told EGi: “We are talking to Mailbox about their scheme and are still in negotiation to take 5,574 sq m (60,000 sq ft) of offices there.” He also admitted that “there are also a couple of other avenues we might pursue.”

Last November, EGi revealed that Railtrack was targeting the 6,373 sq m (68,600 sq ft) No 1 Brindleyplace for its new administrative headquarters in Birmingham. However, Railtrack lost out after Vodafone secured the building for a new call centre operation.

Railtrack’s Midlands headquarters is at the mixed-use Stanier House on Holiday Street. The lease runs out next year and, according to its spokesman, the group wants to relocate into a single-occupation HQ within 1.5 miles of Birmingham city centre.

Following the deal with Vodafone at No 1, central Birmingham market will be starved of prime space until two new buildings at Brindleyplace are completed in the middle of next year.

CB Hillier Parker is advising Railtrack. Weatherall, Green & Smith and GVA Grimley are advising Mailbox.
