Receivers seek €110m for Dublin Docklands land

One of the final development sites within Dublin’s Docklands has been put up for sale for €110m (£96.4m).

Receivers at Deloitte have appointed Cushman & Wakefield and Savills as selling agents for the 5.91-acre City Block 3 site.

The land is being sold in three separate lots: a 3.55-acre plot with consent for 347 homes, which is being offered at €45m; a 2.35-acre plot with planning pending for 332,497 sq ft of commercial development, which is being offered at €65m; or the entire site.

The site is one of the most prominent large-scale development sites within Dublin city centre and offers the opportunity to deliver a new urban campus for the North Docklands.

Activity Dublin’s Docklands has been picking up over the past 18 months, with more than 100,000 sq ft let in five deals last year.

Recent new activity in adjoining new blocks to the CB3 site include a 140,000sq ft prelet to the NTMA at Dublin Landings at a headline rent of €50 per sq ft on a 25-year lease.

The residential block is also expected to benefit from the weight of equity seeking PRS stock at aggressive yields in the region.
