Refurbishment for Grey Advertising after £23m Amsprop buy

Sir Alan Sugar’s Amsprop has paid £23m for the former Grey Advertising headquarters.


The firm, run by Daniel Sugar, bought the vacant Argosy House at 215-217 Great Portland Street, W1, from Derwent London.


It plans a £7m refurbishment of the 35,000 sq ft of offices and the addition of another floor.


Discussions are already under way with two separate major blue-chip tenants to take all the space in the refurbishment. Quoting rents per sq ft will be in the high £60s.


Daniel Sugar said: “We are delighted to have added this prominent freehold building to our portfolio.


“We believe that this building will offer the finest quality space for a top-level occupier.


“We are continuing to source similar investments in prime locations both in the West End and the City.”


Edward Charles advised Amsprop on the deal and has been appointed letting agent.


Meanwhile, Amsprop, advised by Franc Warwick, has also sold its Sainsbury’s store in Putney, SW15, to the supermarket chain for £18.35m and 38 Albemarle Street, W1, to clients of Pilcher Herschman for £5.65m – a 3% yield.


It bought the W1 building for around £2m four years ago.
