Regal London agrees Watford prelet with Epson UK

Regal London has agreed a prelet with the UK arm of the Japanese multinational electronics company Epson Group.

The firm has taken 30,530 sq ft in Clarendon Works, Watford. It will occupy the third and fourth floors on a 10-year lease.

The Fraser Brown Mackenna-designed site, which is set to open in Q3 2024, will provide 140,000 sq ft of Grade A office space over 12 floors.

In November 2023, Regal signed flexible office provider YoooServ for 16,795 sq ft on the ground and first floors for 12 years. It will provide fully customisable flexible workspaces, with private offices, tech-led meeting rooms, breakout spaces and video call booths plus. It will also offer in-house catering and an events space.

The deals with Epson and YoooServe bring the building to more than 30% let, with six floors in advanced negotiations and two floors available.

Clarendon Works will be 100% powered by renewable energy and is targeting top sustainability credentials including BREEAM Excellent and EPC A ratings. It has been pre-certified under the WELL Standard and has already achieved Active Score and WiredScore Platinum.
