Regions outpace London as flex office demand levels up

Demand for flexible workspace has leapt by close to three-quarters across the UK as the Covid-19 pandemic eases, with cities in the regions outpacing London’s growth.

The Instant Group, which advises clients on finding flexible offices, said enquiries are up by 72% from their drop at the start of the pandemic in the second quarter of 2020. Occupancy stands at roughly 80%.

London accounted for the largest share of the market at a fifth of enquiries, although its rate of growth was notably smaller than in Bristol (up by 41%), Manchester (28%) and Reading (27%). The team at Instant expects the flex recovery to remain strongest in the regions.

Desk rates too have risen sharply in several cities – by 62% in Birmingham and 17% in Edinburgh – as well as in parts of the commuter belt, such as Maidenhead and Harlow, although they dropped by 6% in the capital.
