Renewal’s £1.9bn New Bermondsey masterplan receives approval

Lewisham Council has approved Renewal’s £1.9bn New Bermondsey masterplan.

The developer had first brought forward a plan for the Surrey Canal Triangle site in 2012, for 2,500 homes. That was abandoned due to controversy that the proposals would lead to Millwall Football Club being evicted from its stadium.

A masterplan for the site surrounding the stadium was later approved in 2022. However, it was resubmitted by Renewal due to updated fire and safety concerns.

The latest hybrid planning application has been approved, comprising of a detailed application for the first phase that will provide 600 homes, across three buildings ranging up to 32-storeys.

Lewisham has also approved phases 2-5 of the application that will provide 2,900 homes, in a mix of tenures, 560,000 sq ft of commercial space, 54,000 sq ft of learning space, and 54,000 sq ft of food and beverage space.

Of the 600 homes in phase 1, 200 will be affordable homes. In phase 2, the affordable housing provision has been reduced from 35% to 17.6% representing a decrease from 199 homes to 99 homes due to Renewal providing a new financial contribution of £17.17m for the delivery of the Surrey Canal Overground Station located next to the site.

The affordable housing allocation for the phases 3-5 remains 35%. The application received unanimous approval from the council.
