Brymbo Developments has proposed 450 homes in the second phase of development at the former British Steel site at Brymbo, near Wrexham in North Wales.
The Parkhill Estates special purpose vehicle will shortly submit a planning application to Wrexham County Borough Council for development of the 80-acre site.
Brymbo Developments has also proposed a new local primary school, food store, ancillary retail premises, medical centre, village pub and restaurant with 32 acres of public realm and access.
It follows the delivery of 465 houses and apartments in phase one of the development.
The 235-acre Brymbo Steelworks closed in 1990. In 1993, Parkhill Estates acquired the freehold. Three years later, in a joint venture with John Saville Gordon, it gained consent to develop 25 acres into office and light industrial space.
The developer has now switched approach, opting for a new village to bring regeneration to the region. The developer has commenced pre-application consultation and plans will be submitted at the end of May.
James Cannon, a director at Brymbo Developments, said: “An extensive public consultation in 2018 showed broad public support for our plans and a strong demand for progress on-site.
“Aside from a number of community uses within the scheme, we have also identified the need for a supermarket and ancillary retail to serve the local area and have already commenced discussions with a number of suitable operators.”
Barton Willmore is the planning consultant on the scheme and Savills has been instructed on land sales.
