Resi scheme plan for Liverpool’s Pumpfields district gets approval

Integritas Property Group has been given the go-ahead by Liverpool City Council to develop 62 homes in a new-build block in the city’s Pumpfields district, off Naylor Street.

To be known as Vaux, the 12-storey building will replace three warehouses currently sitting on the site.

The new development will comprise 31 one-bedroom flats, 28 two-bedroom flats, and three three-bedroom flats – ranging from 500 sq ft to 1,000 sq ft – with all residents having access to a roof terrace.
There will also be 27 parking spaces, three electric vehicle charging bays and 84 cycle stands.

Integritas is also planning to deliver two commercial spaces on the ground floor, totalling 3,800 sq ft, for potential use as shops, offices, or a restaurant.

Upon completion, the flats are expected to become available for private sale or rent with prices ranging from £168,000 to £309,750. The anticipated rental yields are at 7.5% for long-term lettings investors, and upwards of 10% per annum for short-term lettings investors.

Mitch Walsh, chief executive at Integritas Property, said: “Getting planning for this project is taking us a step forward in our 1,000-unit milestone by the end of 2024.”

The scheme has been designed by SNOW Architects.
