Residential properties with development potential feature in Strettons sale

Strettons has published the catalogue for its upcoming 7 April national property auction.

The sale features 51 properties, with prices ranging from £100 for a strip of road in Chigwell, Essex, to £1.5m for a large freehold residential investment comprising seven flats in Haringey, east London, (pictured) currently producing £96,060 per annum.

Other notable properties include a freehold vacant terraced period house with extension and development potential guided at £700,000-plus, and a freehold mixed-use retail, restaurant and residential investment in Kilburn, NW6, which has a guide price of £1m-plus.

Set to attract attention is lot 3, 25 Hall Gardens, Chingford. The two-bedroom leasehold ground-floor flat has its own access and is close to the town centre. The property has a guide price of just £45,000-£50,000.

Strettons director and auctioneer Andrew Brown said: “Lot 3 is in need of repair and improvement and the lease will need to be extended within the next 12 years. However, even taking into account those costs, this could be an excellent opportunity for the right person to give this property a new lease of life and create their own long-term home in a popular part of Chingford.”

Other lots include the freehold site of a former pub in Worksop, Nottinghamshire. It has a guide price of £250,000-plus. And in Redditch, Worcestershire, a freehold vacant site with planning permission for 27 apartments has a guide price of £900,000-plus.

As with previous Strettons sales, a series of land development sites sold on behalf of JCDecaux will also go under the hammer. In Southgate, north London, a 7,258 sq ft site at the junction of Balaams Lane and the high street has a guide price of £500,000, while sites in Luton and Birmingham are guided at £90,000 to £210,000 respectively.

Brown said: “Many of the properties are already generating healthy yields or have the potential for investors to add significant value to them so I am looking forward to seeing how they perform on the day.”

The April auction will take place at midday on Thursday, 7 April and will be live-streamed with remote bidding only.
