Retail change-of-use applications hit 13,600

Change-of-use planning applications away from retail to all other types are up 120% over the past five years, Radius Data Exchange analysis shows.

Within these figures, applications for retail-to-residential conversions are up almost 500% on the equivalent period, resulting in the proposal of an additional 13,600 residential units from over 1,700 applications.

Change of use to new homes is increasing, accounting for 6% of all conversions from retail space in 2014 to 17% last year.

EG analyst James Child says: “There has been a slight slowdown in the proliferation of retail-resi applications, down 4% since 2017 – though with the relaxing of PD regulations we will surely expect to see this rocket
in 2019.

“But for troubled high streets to get back on their feet there needs to be a more collaborative discussion around regeneration plans. Leadership, collaboration and accountability will be needed to deliver expectations of the right amount and type of housing for this to be a success.”
