Revamped Olympic Village resi scheme approved

The development partners behind build-to-rent schemes at the Olympic Village in east London have gained consent for a redesigned 524-unit project.

Last week the London Legacy Development Corporation granted permission to joint venture partners Delancey, APG and Qatari Diar for a scheme that will provide two residential towers of 24 and 29 storeys on plot N06.

Build-to-rent specialist Get Living London will manage the scheme.

The previous consent granted in 2014 was for 422 residential units totalling 517,000 sq ft. The new Hawkins Brown-designed plan will provide 524 residential units totalling 515,000 sq ft, increasing the number of homes by 102 but within slightly less space.

The new plans retain the tower location and height established by the 2014 consent, but use “structural efficiency to increase the number of floors within the same height through improved internal planning”, according to the planning documents.

In addition, instead of two lower blocks as provided by the previous plans, each tower will now have a 10-storey “tail” topped by a roof terrace. The two towers will be linked by a bridge, enabling a shared amenity space for residents.

The planning documents state: “This is part of a wider aspiration to create a sense of community through the provision of complementary, value-enhancing shared amenity space in response to the Get Living London vision and the emerging build-to-rent market.”

The revamped plans also include a “superlobby” that combines and centralises concierge services and building management. This, along with the bridge spanning the blocks at mid-level, will allow residents to access concierge services internally.

Other changes include the removal of the podium deck, which brings the courtyard to ground level. The courtyard has also been expanded by reducing the number of car park spaces from 90 to 16. Cycle parking provision has also increased, from 509 spaces to 844.
