The south-west sector of the M25 faces a dearth of quality floorspace. Of the 6m sq ft available between junctions 8 and 15, 1.3m sq ft is new and development activity is thin on the ground.
According to Knight Frank & Rutley’s head of research, Stephen Mallen, those who build will reap the rewards.
“There is only 213,000 sq ft under construction between junctions 8 and 15,” he said.
And he added: “As existing supply continues to fall . . . no new space will come on to the market to make up the shortfall. A more positive message for prospective developers is hard to imagine.”
