Vincent Tchenguiz and Guy Dellal have invested £35m in the expansion of GuestInvest.
The property venture that sells buy-to-let rooms in hotels will buy and redevelop a hotel in Paddington, west London.
Its existing Notting Hill hotel gives investors an average annual yield of 6.5%.
