Rockspring buys into rising rents in Hammersmith

Rockspring-logo-NEW-April-2014-THUMB.gifRockspring is under offer to buy the Metro Building in Hammersmith, W6, from M&G Real Estate as investors target rental growth in the area.

Strutt & Parker was instructed to sell the long leasehold interest in the 111,110 sq ft building earlier this year seeking bids in excess of £61m, or £560 per sq ft.

The multi-let building is occupied by tenants including Medidata, Capcom and Bazaarvoice at low average rents of £36 per sq ft.

With less than three years to lease breaks, investors targeted the building anticipating the potential to substantially increase rental income.

Helical Bar this week completed a letting at nearby refurbishment 1 King Street, W6, to a global healthcare software provider at rents of £52.50 per sq ft and £55 per sq ft.

The rent on the 8,500 sq ft letting is the highest achieved in Hammersmith, according to joint letting agent Frost Meadowcroft.

Helical Bar has also signed a new 10-year lease with Endemol Shine UK at the refurbished Shepherds Building, W14.

The television production company has increased its occupancy in the building – which it first occupied in 2001 – by 8,000 sq ft and now occupies a total of 80,500 sq ft over six floors.
