Rosemound and BL plan £75m Tesco shed

Rosemound and British Land plan to build one of Scotland’s biggest distribution schemes.

The joint venture is on the verge of submitting a planning application for a 1m sq ft shed on the 127-acre site of the former NEC Semiconductor plant at Deans Industrial Estate in Livingston, West Lothian. The shed will then be let to supermarket giant Tesco.

Rosemound/BL is believed to have paid around £17m for the site last year, having been selected as preferred developer from a five-strong shortlist. Rosemound managing director David Keir said: “We bought the site unconditionally but have been in dialogue with Tesco for several months.”

Tesco will close its existing depots in Livingston and Dundee to consolidate its Scottish presence in the unit, which will cost around £75m to build. It hopes to have the facility fully operational by next summer.

Demolition of the manufacturing facility which closed in 2002 leaving 1,200 workers redundant is almost complete.

The partners are considering additional uses for the site, in line with the original brief, which suggested a business park and other industrial uses alongside distribution.
