Rosemound’s 500,000 sq ft Corby warehouse under offer

Rosemound’s 500,000 sq ft warehouse development at Max Park, Corby, the largest speculative development in the Midlands, has gone under offer.

Third-party distributor Wincanton is in negotiations to take the shed to service a contract with catalogue retailer Argos, which aims to open 35 new stores before the end of the year.

A spokesperson for Wincanton said: “We are in early negotiations with a customer and are looking at that site.”

Rosemound, backed by Standard Life Investments, is already developing a 160,000 sq ft warehouse for Staples on the 50-acre Max Park, which it acquired last year.

The 500,000 sq ft shed will take up the remaining 30 acres at Max Park and is due for completion in December.

GVA Grimley, M3 and North Rae Sanders are acting for Rosemound.

Neither the agents nor the developer were prepared to comment.

High street retailer Next this week issued a requirement for a 35-90 acre freehold site in south Nottinghamshire or south Yorkshire for a distribution centre.

The retailer also has a requirement for a 200,000 sq ft warehouse around the eastern M25, although sources believe Next will have difficulty buying a freehold site because most have already been sold to major developers.

Cushman & Wakefield Healey & Baker is advising on both requirements.
