Rosemound Developments has lodged plans for a 1.3m sq ft distribution scheme in Bristol and has prelet the first chunk to Superdrug.
It proposes two phases of speculative development, M1 and M2, on 75 acres of land bought from Burford at Cabot Distribution Park in September last year.
Managing director Jason Dalby said talks were ongoing with a fund about financing for the initial 300,000 sq ft M2 development.
The second phase will offer 900,000 sq ft.
Superdrug has signed a 15-year lease for a 30,000 sq ft distribution block on 4 acres of M2, where quoting rents are around £6 per sq ft.
Planning consent is expected to be awarded at the end of this month. Work is scheduled to begin in April.
