Rotch has got into bed with Guy Dellal to set up a £500m commercial property fund.
They have kickstarted the fund with the purchase of a distribution centre in Burton-on-Trent from ProLogis and St Modwen for around £50m.
The deal reflects a net initial yield of 6%.
The fund has also bought a £7m hotel in Cardiff from British Land.
