Royal Mail targets 120 Edmund Street for Birmingham office requirement

The Royal Mail has targeted Brixton Estates 120 Edmund Street scheme in central Birmingham for its new administration office.

The Post Office is talking to Brixton about taking up to 4,645 sq m (50,000 sq ft) in the building but is also considering another four sites in the region. Argents Brindleyplace development and Imperial House are thought to be on the shortlist.

It has already lost out on one building following Richardson Barberrys decision to sell Maple House, Corporation Street, to NatWest for £9m.

“We are keeping our options open,” David Welsh of Royal Mail Property Holdings told Egi. “We have drawn up a shortlist of up to five sites.”

Welshs current requirement is for a 4,645 sq m (50,000 sq ft) administration office in Birmingham postcodes B1 to B5, inclusive. He has a further requirement for 2,787 sq m (30,000 sq ft) of industrial space in which to house a new sorting office and is considering design and build options.

Earlier this week, Brixton Estate confirmed the first letting at 120 Edmund Street. Accident Assistance has taken some 1,695 sq m (18,254 sq ft) on a five year term and Brixton is quoting £194 per sq m (£18 per sq ft) on the rest of the 12,681 sq m (136,501 sq ft) building.

Weatherall, Green & Smith is advising the Royal Mail on its office requirement. King Sturge & Co is advising on its industrial needs. DTZ Debenham Thorpe and Hillier Parker are letting agents on 120 Edmund Street.
