Salford’s Exchange Quay final phase unveiled

Esterre has unveiled designs (pictured) for the final building at its Exchange Quay office complex, the largest office development at Salford Quays.

Esterre had already secured planning permission for a 45,000 sq ft (4,180 sq m) office building fronting Trafford Road.

However, the group has extended the building to 61,000 sq ft (5,667 sq m) to secure an expected prelet to US hi-tech firm The Associates. It received planning permission for the extended building earlier this week.

The building is expected to command a rent of over £18.50 per sq ft (£194 per sq m). Work on site is due for completion in early 2004.

Mark Canning of Canning ONeill, joint letting agent at the scheme, said: “Salford Quays is now rivalling south Manchester and Warrington as an office location and is perceived as a viable alternative.”

Architect on the scheme is Leach Rhodes Walker. Joint letting agent is Chesterton.
