Salford’s 100 Embankment secures another occupier

FTSE 250-listed XPS Group is set to call 100 Embankment in Salford, Greater Manchester, home as soon as in September this year.

The pensions consultancy and administration firm has signed a 10-year lease for 7,900 sq ft on the third floor. According to Radius data, asking prices in the building vary between £32 and £35 per sq ft.

XPS will be relocating from its existing offices at Chancery Place

The latest deal takes occupancy level at 100 Embankment, which measures 165,000 sq ft, to 95%. Other occupiers in the building include Deloitte, Ridge, Aecom and X+why.

The £40m office block was developed as a joint partnership between Ask Real Estate, Tristan Capital Partners and Salford City Council.

Tony Rich, head of property, facilities management and procurement at XPS, said: “As our business continues to develop, we feel this move provides workspace for our colleagues to thrive.”

Jack Youd, deputy Salford City mayor and lead member for finance, support services and regeneration, said: “We were clear with our strategy for the development, we had a vision and were confident that what we were creating would be an option for businesses and as we move towards 100 Embankment almost being fully let, it’s clear we were fully justified in the approach we took.”

XPS was advised by CBRE, while Cushman & Wakefield and CBRE acted as joint agents for 100 Embankment.
