SAP takes slice of the Scalpel

Enterprise software company SAP is understood to have signed for 20,782 sq ft on floors 19 and 20 at the Scalpel, EC3.

If confirmed, this latest deal means the 387,000 sq ft building is almost fully let. It was more than 80% let in December last year when insurance firm Chaucer went under offer on 44,000 sq ft at the 35-floor tower.

In addition, law firm Morrison & Foerster has expanded its space at the building to include floor 21 to accommodate its growth. The firm already occupies 36,500 sq ft on levels 22 to 25.

Other tenants include the building’s owner, WR Berkley, which occupies around a quarter of the building, private equity firm Lombard International, and National Australia Bank.

Insurance group Convex and Britannia Financial Group have taken floors 32-34 and 28 and 29 respectively.

US insurance firm WR Berkley secured planning to build the tower in 2013. It acted as financier and developer on the scheme.

There are now just three floors still available in the building, amounting to just over 28,500 sq ft.

Cushman & Wakefield and CBRE are leasing agents for the Scalpel.

WR Berkley declined to comment. SAP has been contacted for comment. Morrison & Foerster has been contacted for comment.
