Sciontec strikes multiple prelets at Liverpool’s Central Tech

Sciontec Developments has prelet more than 50% of space ahead of opening its Central Tech innovation hub in Liverpool.

The 27,000 sq ft facility, which was formerly known as Sensor City, sits within the city’s knowledge quarter and adjacent to Liverpool John Moores University.

Sciontec has signed seven start-ups: AI-enabled platform Harker; software developer Jamescape; the Royal Academy of Engineering; automation equipment provider Labman; engineering firm DefProc; innovation investment consultancy LYVA Labs and property platform provider Bellrock.

Occupiers will be based across 200 sq ft up to 2,635 sq ft suites, with leases varying from 12 months to five years.

Bellrock will occupy the largest office on the building’s top floor, measuring 2,635 sq ft. The workspace also features breakout spaces, kitchen and a private terrace.

Sciontec has also relocated its team to the building, taking a 600 sq ft ground floor suite.

The developer has unveiled its transformation plans in March as part of the LCR Innovation Investment Fortnight programme.

Colin Sinclair, chief executive of KQ Liverpool and Sciontec, said: “It was a product of investment under our membership in the EU. It fell into less use during the Covid era and now it’s reborn as a new building with a new name, Central Tech, to reflect the focus on the technology sector here in Liverpool.

“Demand for Central Tech has already been unprecedented showing that Liverpool City Region is riding a wave of innovation. The building complements Liverpool Science Park and Sciontec AI at The Spine and is further growing our community of start ups, spin outs and small and medium size enterprises.”

Leanne Katsande, head of commercial at Sciontec, added: “Central Tech’s location, adjacent to the city’s main railway stations and within the KQ Liverpool innovation district, combined with our Sciontec AI all-inclusive packages on the first three floors and ultrafast internet connectivity through LCR Connect, means it is an easy choice for a lot of innovation-led organisations.

“Those first occupiers really did take a big leap of faith with us and believed in our vision. Many of them agreed terms way before any of the work started and they’re just the perfect mix to kick-start the technology community at Central Tech.”
