SDL kicks off 2021 with £15m result

SDL Auctions raised more than £15m at its first national auction of the year.

The firm sold 127 lots at its 28 January sale, a success rate of 80%.

One of the standout results of the day was achieved for a residential lot in Leicester, which sold for more than three times its guide price.

The development opportunity in Aylestone (lot 3) is loosely arranged as four flats and a house and was offered in partnership with Nest Estate Agents. Bidders drove the price up to £541,000 from a guide price of £175,000-plus.

In Scotland, a fire-damaged former guest house in the tourist town of Helensburgh in Dunbartonshire (lot 23) also attracted enthusiastic bidding. The property, empty since a fire in December 2017, sold for £160,000 from a guide price of £55,000-plus.

Auctioneer Andrew Parker said: “Although this property sold for considerably more than its guide price, it still represents an excellent investment as it is in a beautiful part of the country which is sure to remain popular due to the boom in UK holidays.”

Sales included a mixed-use property near Southend-on-Sea, Essex. The ground-floor shop with residential uppers in Westcliff-on-Sea (lot 114) sold for £230,000 from a guide price of £150,000-plus. The sale price reflects a net yield of 6.94%.
