Second phase of Brighton’s Kosy Village set for approval

Kosy Living is set to receive planning approval for the second phase of its Kosy Village development in Brighton.

Enterprise Point will include 278 co-living studios, community facilities, ancillary accommodation and a variety of public and private landscaped spaces.

The development will also include 10,000 sq ft of co-working areas.

The first phase of Kosy Village, which was approved last year, includes the development of 429 studios. The existing Enterprise Point is a six-storey office building. An application for the redevelopment of the site was refused permission in April 2019 due to the “low level of housing proposed on a site allocated for housing”.

In its application, Kosy Living submitted a Knight Frank report on the Brighton and Hove co-living market, which said: “Since 2010, the number of households in Brighton & Hove has grown by about 8,500. In this same period, only 1,700 new homes have been built, resulting in a housing shortfall of 6,760.”

“Brighton is facing increased pressure on its housing market due to both increasing population growth and an undersupply of housing,” the report added.

“This combined with the demographic make-up of the catchment area around the site, employment opportunities and a high proportion of private renters combine to establish a demand for a co-living product.”
