SEGRO has landed two record industrial lettings at Heathrow.
DHL is close to signing a prelet for circa 150,000 sq ft on the Poyle 14 industrial estate. The logistics firm has agreed a 25-year lease at around £15 per sq ft.
It will be the largest unit to be let in the Heathrow market – the most lucrative in the world (see p6) – since a 246,000 sq ft data centre for Morgan Stanley in 2002.
SEGRO, through its Airport Property Partnership joint venture with Aviva, has also signed aviation parts supplier Airworld Airlines for 84,105 sq ft at 585 Shoreham Road to service a Royal Mail contract.
Airworld has taken a five-year lease. Airside rents at Heathrow are around £20 per sq ft.
The last time a letting of this size for space with direct airport access was recorded was in 2005.
SEGRO declined to comment on the DHL deal, but Greater London business unit director Alan Holland said: “[The Airworld] deal demonstrates the continued demand we are seeing for well-located, high-quality industrial units that deliver airside and landside access.”
Savills, Doherty Baines and De Souza acted for SEGRO on Poyle 14; Aspect Properties acted for SEGRO on Shoreham Road; both tenants were unrepresented.
