Shaftesbury has lodged plans for the long-awaited revamp of Jaeger House at 57 Broadwick Street, W1.
The four-storey podium block is currently laid out as offices and shops, with seven levels of residential in a tower above and 37 car parking spaces in the basement.
The plans propose a single-storey extension to the roof of the podium, enlarging levels one to four and increasing the retail element from 1,840 sq ft to 12,809 sq ft.
Shaftesbury bought the block, a prominent site between its 4.1-acre Carnaby Street portfolio
and its Soho Estate, for £30.8m in 2014.
The ground floor, and potentially the first floor, converted for retail and restaurant use, with offices above.
