Wharf Lane, the private company run by Douglas Maggs, is working up plans for a 400,000 sq ft shed scheme in Berkshire after buying a site from Persimmon Homes.
The company, advised by Holley Blake, paid Persimmon just under £10m for 104 acres at Sandford Farm near Winnersh.
It will shortly submit plans for a change of use from hotels to industrial. Persimmon was unrepresented on the deal.
In neighbouring Hampshire, sources said Rosemound was the frontrunner to buy the 116-acre Andover airfield.
Kier, Astral and UBS/Frobisher have been shortlisted for the Ministry of Defence site, presently used as a logistics centre.
It could house up to 1.4m sq ft of business space. Savills and Drewett Neate are advising the MOD.
