APAM’s Sheffield office development Acero is fully occupied after two tenants leased a combined total of 19,000 sq ft.
IWG’s Managed Office Solutions and software company Egress have taken 11,500 sq ft and 7,500 sq ft respectively in the 80,000 sq ft office building.
The first floor will be home to Managed Office Solutions and part of the fourth floor will be occupied by Egress. The headline rent is £25 per sq ft.
Colloco, CPP and Knight Frank are letting agents for the scheme.
Real estate asset and investment manager APAM acquired Acero for £26.6m in May last year from developer Scarborough Group and its joint venture partner Singaporean developer Metro Holdings.
APAM was acting on behalf of its client, Britannia Invest A/S.
In February 2018, Spaces (whose parent company IWG also owns Managed Offices Solutions) took a 20-year lease on 26,290 sq ft on the ground and fifth floors in the building.
Construction of the building was completed in July 2017. Other occupiers include engineer Atkins and Simcyp.
Acero is part of the Sheffield Digital Campus development, which is being funded by the Scarborough Group and Metro Holdings jv.
Two offices, Electric Works and Ventana House, have already been delivered under the Sheffield DC scheme.
APAM, IWG, and Egress have been approached for comment.
